Plan beyond the door of one flat

Refurbishing one empty flat is different from working through occupied units or shared parts of a residential block. A block refurbishment must account for communal routes, resident access, material movement and the approvals attached to the scope. We work with owners, managing agents and surveyors, following agreed instructions and inspection stages. Suitable work can include internal upgrades, repairs, plastering, carpentry, decoration and associated remedial building tasks. Before starting, we look at which areas remain in use, how they will be protected and where deliveries can take place without turning the entrance hall into a permanent loading bay.

Keep shared spaces usable and protected

We'll plan working hours, access notices, protective coverings and the route for tools, materials and waste. Where several units or common areas are involved, phased completion helps separate finished sections from active work. Defects and changes can be recorded as the project progresses, with updates provided to the relevant contact. At handover, we organise completed units or communal areas for inspection and close out identified items in a clear order. This gives managing agents and other stakeholders a practical view of progress instead of relying on scattered messages from different parts of the building.

Frequently asked questions

Can you work in an occupied residential block?

Yes, subject to the scope and suitable site arrangements. We'll review resident access, shared routes, working times and protection needs before setting the programme, then phase work where that provides clearer separation.

Do you take instructions from managing agents?

Yes. We have residential block refurbishment experience for managing agents. We can work to an agreed scope, communicate through nominated contacts and support inspection and handover stages.

How are communal areas protected during the work?

Protection depends on the surface and movement expected. We plan coverings, delivery routes and waste removal before starting, then maintain the route so residents can use shared access as safely and cleanly as practical.
